Lexington Planning Commission approves 4 zoning amendments
LEXINGTON, Ky. — The Lexington-Fayette Urban County Government's Planning Commission Zoning Committee approved four zoning map amendments Wednesday, advancing projects that will reshape commercial and residential development across the city.

The committee unanimously approved three zoning changes: LCD Acquisitions, LLC's conversion of industrial property at Chair Avenue and Hayman Avenue to a Corridor Node zone, intended to spur mixed-use development; Fox South, LLC's rezoning of property at 500 Southland Drive from professional office to neighborhood business; and a text amendment to allow retail sale of alcoholic beverages accessory to a horse race track.

The LCD Acquisitions project, known as "The Standard at Lexington," requires submission of written explanations and approval of transit and parking plans as conditions of approval. The Fox South rezoning also includes variances to reduce landscaping and tree canopy requirements in the vehicular use area.

Commissioners also unanimously approved revisions to the Economic Development (ED) Zone ordinance, which provides land for employment opportunities compatible with overall development character. The amendment moves self-service laundry to supportive use status within the zone.

Three applications were postponed. Mount Laurel Lands Company's request to rezone property on Old Paris Road from single-family residential to wholesale and warehouse business awaits additional public notice and staff analysis. The committee also delayed votes on Edward McGhee's proposal to convert single-family residential land to medium-density residential on Tates Creek Road and Saron Drive, and RAK Properties Lexington's similar rezoning request at 2501 Sir Barton Way, which faced community opposition over traffic and connectivity concerns.

The next Zoning Committee meeting is scheduled for June 4, 2026.
