LEXINGTON, Ky. — The Lexington-Fayette Urban County Government's Planning Commission on August 27 postponed action on two major development proposals, citing incomplete applications and unresolved compliance issues with existing development conditions, according to the commission's meeting agenda.

The Two Keys project at 503 S. Upper Street in Council District 3 faces its fourth consecutive postponement since May. The amendment to the final development plan proposes adding a patio and reconfiguring parking lot circulation. The Subdivision Committee recommended postponement, citing concerns about dumpster access and compliance with conditions from a previous Board of Adjustment approval.

The Mt. Laurel Lands Company's proposal to rezone 2.62 acres at 2137 Old Paris Road from Single Family Residential (R-1B) to Wholesale and Warehouse Business (B-4) was similarly postponed. The company proposes developing 21 individual specialty trade shops with 36 parking spaces and outdoor storage. Staff recommended postponement because the applicant had not met minimum notice requirements, citing a technical deficiency in the application process.

The Mt. Laurel Lands project includes a substantial list of 33 required revisions, including corrections to landscaping buffers, bicycle parking facilities, sidewalk connections, drainage details, and compliance with the 2024 Zoning Ordinance landscaping requirements. Engineering and traffic concerns also remain unresolved regarding easement conflicts and standard driveway specifications.

In addition to these two projects, the commission's agenda included multiple other zoning petitions, including requests for zone changes at Sir Barton Way, East Main Street, South Broadway, and Todds Road. The commission meets regularly to review subdivision plans, zoning amendments, and development proposals as part of implementing the 2045 Comprehensive Plan, Imagine Lexington.
