LEXINGTON, Ky. — The city's Planning Commission Zoning Committee considered eight zoning map amendments and a text amendment during an informational meeting on August 6, ranging from downtown condominium development to large-scale residential and commercial projects on the city's outskirts.

The petitions represent a mix of land-use changes that reflect ongoing development pressure in Lexington. The most prominent new item involved Cowgill Development's proposal to rezone 512 and 518 E Main Street from Professional Office (P-1) to Downtown Frame Business (B-2A) for a planned six-story condominium building with two- and three-bedroom units.

Other significant petitions included Anderson Communities' request to rezone 123 acres at 4200 Todds Road from Agricultural Rural to Neighborhood Business and Medium Density Residential zones, and Ball Homes' petition to change 37 acres on Athens Boonesboro Road from agricultural to residential use. OK Gentry, LLC sought to rezone nearly 45 acres on Athens Boonesboro Road for commercial purposes.

Several postponed items also appeared on the agenda, including proposals involving Mt. Laurel Lands Company, South Broadway Project Owner, Edward McGhee and RAK Properties Lexington. The committee also considered a text amendment addressing attended donation center regulations, which would allow the use as a principal use in several business zones and as a conditional use in neighborhood business areas.

Zoning changes in Lexington require staff recommendations and public input before advancing to the Urban County Council for final approval. The committee is scheduled to meet again on September 3.
