LEXINGTON, Ky. — The Urban County Planning Commission met on September 10 to consider a 594-unit residential development on Richmond Road that was previously postponed in August.

The White Farm development at 3515 Richmond Road would bring 480 multifamily units and 114 townhomes to a 30-acre property in Council District 7. The project is being developed by Hillpointe, a Florida-based real estate firm making its first Kentucky venture.

The Subdivision Committee recommended approval of the White Farm plan subject to multiple conditions and corrections. The commission identified 15 requirements not yet met by the developer, including proper lighting plans, bicycle parking distribution, and clarifications on existing and proposed easements. Staff noted deficiencies in townhome driveway depiction, open space documentation, and cross-section specifications for multiple locations on the site.

The project requires a waiver to utilize a private pump station, which the Planning Commission must grant before approval can proceed. Additionally, the development must obtain approval from multiple city departments including Engineering, Traffic Engineering, Fire and Emergency Services, and Parks and Recreation regarding potential stormwater impacts on Jacobson Park and Lakeside Golf Course.

The Planning Commission has until October 4 to either approve or disapprove the project, though this deadline can be extended if the applicant agrees. The next subdivision items hearing is scheduled for October 8 at the Government Center Council Chambers.
