Technical Committee approves 7 development plans, postpones 3 others

LEXINGTON, Ky. — The Lexington-Fayette Urban County Government Technical Review Committee approved seven subdivision and development plans Tuesday while postponing three others pending additional engineering and design clarifications, according to meeting records.

The committee, which reviewed 16 projects across multiple council districts, gave approval to final platting for the Belldale Addition Lot 66B and Masterson Station Center, along with development plans for Sikura-Justice at Polo Club Center, the George West Estate property, Patchen Wilkes Unit 2, Lochmere Tract 4-B and Tuscany Unit 1. The committee also approved a one-year extension for Greendale Hills Unit 3.

Coldstream Research Campus Unit 4, a major development in Lexington's innovation hub on McGrathiana Parkway, was postponed pending approval conditions related to the Royal Springs aquifer and citation boulevard. The committee also deferred action on Mapleleaf Subdivision Lot 3 Marathon Service Center and Lexmark International Section 1 for additional modifications.

Planning staff and the Technical Review Committee serve as the first point of technical review for development proposals before they advance to the full Planning Commission. Members of various governmental agencies and local utility providers meet to discuss technical issues of proposed development plans and plats.

The Masterson Station Center project, located at 129 Ferndale Pass in a rapidly developing area of northwestern Lexington, required address corrections and additional engineering conditions. Staff recommended approval contingent on planning commission sign-offs for street cross-section modifications related to a multiuse trail.

The next Technical Review Committee meeting is scheduled for Wednesday, June 24, 2026. The Planning Commission must either approve or disapprove most proposals by August 2, 2026, according to the committee's review timeline.
