
Technical Committee approves 9 development projects, postpones 7 others

LEXINGTON, Ky. — The Lexington-Fayette Urban County Government's Technical Review Committee approved nine development and subdivision plans and postponed seven others during a meeting on July 29, according to meeting records.
The Technical Review Committee reviews technical issues of proposed development and subdivision plans before they advance to the Planning Commission, bringing together members of various governmental agencies and utility providers to discuss infrastructure and compliance concerns.
Among the approved projects was the Beaumont Forest Unit 2 Lot 7 final subdivision plan at 2240 Gulfstream Drive in Council District 10, which required the removal of several departmental sign-offs. The committee also approved development plans for the White Farm property at 3515 Richmond Road in Council District 7, the Clean Sweep Car Wash at 532 and 550 South Broadway in Council District 3, and the John and Edna Collins Property consolidation at East Main Street in Council District 3.
Additional approvals included the Fritz Farm minor development plan at 4100 Nicholasville Road in Council District 12, involving parking lot expansion, and the Wolf Run Industrial Park Lot 1 development at 2262 Frankfort Court in Council District 11, which includes campground facilities.
Among the major projects facing postponement was Griffen Gate Center's proposed hotel expansion, which would include a new Hampton Inn and Suites, expanded convention center space, and 150 to 200 additional parking spaces at the property on Newtown Pike in Council District 2. The committee postponed review due to zoning ordinance and landscape compliance questions.
Other postponed items included the Givens Property Lot 8 development plan at 2357 Remington Drive in Council District 2; the Patchen Wilkes Unit 2 Lot 10 subdivision in Council District 6; the Encore Partners LLC property in Council District 12; the Baesler and Walnut Hill Manor development in Council District 12; the Germond Property project in Council District 12; and the WML Properties LLC development in Council District 3.
These postponed projects have Planning Commission approval deadlines ranging from January to August 2026. All plans under consideration must conform to the city's Land Subdivision Regulations and Zoning Ordinance unless specific waivers are granted.
