Planning Commission approves revised Bryant Property and Montmullin development plans
LEXINGTON, Ky. — The Urban County Planning Commission approved two major development projects Wednesday, including a revised apartment complex reconfiguration and a mixed-use residential building proposed for downtown, according to the meeting agenda from the May 14 session.

The Bryant Property development plan amendment at 1800 and 1810 Bryant Road in Council District 6 received approval subject to eight conditions. The project seeks to reconfigure building, parking and circulation while adding an access easement on another lot. The revision includes a 30 percent tree canopy requirement and sidewalk standard waivers. The proposal had been previously reconsidered and continued at earlier commission meetings before receiving approval Wednesday.

The second major approval was for the Hazen Property, Montmullin Street Subdivision project, a multi-story mixed-use building featuring 155 residential dwelling units and non-residential space. The project is located at 121 Prall Street and surrounding properties on South Limestone Street in Council District 3 and is designed to utilize Neighborhood Business Form-Based Project provisions.

The Hazen project received approval subject to 12 conditions, including requirements for open space exhibits and bicycle parking facilities. The Planning Commission reviews and adopts the community's comprehensive plan, approves subdivision plats and development plans, and makes recommendations to the council for zone change requests.

The commission also postponed the WML Properties, LLC Two Keys development plan amendment to June 11 and withdrew the Briar Hill South Wireless Communication Facility application. The commission approved the waiver for sidewalk standards on the Bryant Property and another waiver for Turner Property and Meadowthorpe Community Business Center street cross-sections.

The meeting was held at the Council Chambers of the Urban County Government Building at 200 East Main Street.
