
Planning Commission to consider two major development proposals Thursday
LEXINGTON, Ky. — The Urban County Planning Commission is set to consider two significant development proposals during a public hearing Thursday, including a revised apartment complex amendment and a proposed mixed-use building with 155 residential units, according to the agenda for the May 14 subdivision hearing.
The meeting is scheduled for 1:30 p.m. in the Council Chambers at the Urban County Government Building, 200 East Main Street.
The first proposal involves the Bryant Property at 1800 and 1810 Bryant Road in Council District 6. The amendment would reconfigure building, parking, and circulation on one lot and add an access easement on another lot, according to the agenda. The project has been reviewed multiple times, with the Planning Commission voting to reconsider the application at its March 12 meeting and subsequently continuing it on April 9.
The proposal requires a waiver of sidewalk standards to eliminate sidewalk on the southeast side of the street, the agenda notes. The Subdivision Committee recommended approval subject to conditions including acceptance of drainage plans and traffic engineer approval.
The second major development is the Hazen Property at 121 Prall Street and 545, 553, and 563 South Limestone in Council District 3. The project, described as "Ever Lexington," would include a multi-story, mixed-use building with 155 residential dwelling units and non-residential space, utilizing form-based code provisions for neighborhood business zoning.
The Hazen project requires addressing four outstanding requirements, including submitting an open space exhibit and providing bicycle parking facilities that comply with zoning ordinances. The Subdivision Committee also recommended approval of this plan, subject to conditions including engineer and traffic engineer approvals and verification of existing utilities.
Both development plans will accept citizen comments during the public hearing, with proponents limited to 10 minutes total or 3 minutes each, and objectors limited to 30 minutes total or 3 minutes each.
The Planning Commission must either approve or disapprove the Bryant property request by May 14 and the Hazen property request by July 5, unless applicants agree to extend those deadlines.
