
Lexington planning panel to weigh three major zoning proposals
LEXINGTON, Ky. — The city's Planning Commission Zoning Committee is set to consider three new zoning map amendments and two updates to the city's zoning ordinance during a meeting on Wednesday, according to the agenda.
The first proposal would allow UP Campus Student Living LLC to build a 10-story student housing complex on downtown High Street. The developer is seeking to rezone approximately 1.1 acres spanning 226-230 E. High Street, 209-219 Stone Avenue and 102 Hagerman Court from medium-density residential and professional office zones to a downtown business zone. The project would include 238 housing units with 725 bedrooms, a 186-space underground parking garage and a rooftop pool, according to the company's development plan.
A second proposal would allow Turner Property 4 LLC to develop a 2.4-acre site on West Main Street as part of the Turner Commons mixed-use development. The applicant is seeking to rezone the property from neighborhood business and wholesale warehouse zones to an industrial redevelopment planned unit development zone. Variances would reduce the building setback and buffer requirements along West Main Street to accommodate a proposed drive. Turner Commons, located about a mile from downtown, is being redeveloped as a 42-acre mixed-use district featuring retail, office, entertainment and dining spaces.
A third proposal would allow Regency Holdings Three LLC to build a neighborhood business use on approximately 1.2 acres at Pasadena Drive and Nicholasville Road. The applicant would rezone the property from single-family residential to neighborhood business and seek variances to increase setback allowances and reduce buffer requirements. The developer is also seeking a conditional use permit to operate drive-thru facilities.
The committee is also scheduled to consider two zoning ordinance updates. One would modernize the city's industrial zones, including the Wholesale and Warehouse Business, Light Industrial, and Heavy Industrial categories. Another would update downtown zoning categories and implement the adopted Downtown Area Master Plan.
Several previously postponed proposals remain on the agenda, including developments on South Broadway, Tates Creek Road, Athens Boonesboro Road and Todds Road. The next zoning committee meeting is scheduled for Oct. 1.
