LEXINGTON, Ky. — The Planning Commission is scheduled to hold a zoning public hearing Wednesday to consider several development proposals, including a controversial rezoning request on Old Paris Road and a major mixed-use project on South Broadway.

The hearing is set for 1:30 p.m. in the Council Chamber on the second floor of the LFUCG Government Center at 200 East Main Street. The commission will consider two major zone map amendment petitions and related development plans.

One proposal involves Mt. Laurel Lands Company's request to rezone 1.12 net acres at 2137 Old Paris Road from single-family residential to wholesale and warehouse business. The company proposes 21 specialty trade shops with 36 parking spaces and an outdoor storage area. However, staff recommends postponement, citing that the applicant has not met minimum notice requirements. The application has been postponed at previous Planning Commission meetings in May, June, and July.

The second major item involves South Broadway Project Owner, LLC's bid to convert 5.089 acres on South Broadway from warehouse business to neighborhood business zoning. The proposal includes a six-story, 75-foot tall mixed-use building with 262 residential units at a density of approximately 50 units per net acre, plus 900 square feet of office space on the first floor. The development would seek Form-Based Neighborhood Business Project designation. Both the zoning committee and planning staff recommend postponement pending clarification on comprehensive plan compliance.

The Planning Commission also is scheduled to address a development plan amendment for a property at 503 S. Upper Street, which has been postponed three times. The proposal involves adding a patio and changing parking lot circulation for WML Properties, LLC.
