The agenda, posted online by the LFUCG, includes a proposed zone change for Mount Laurel Lands Company at 2137 Old Paris Road. The applicant is seeking to rezone 1.12 net acres from Single Family Residential to Wholesale and Warehouse Business to establish specialty trade shops, with 21 individual units and 36 parking spaces. The Zoning Committee and planning staff both recommended postponement, citing missing notice requirements that constitute a technical issue with the application.

The South Broadway Project Owner proposal represents a larger undertaking. The applicant seeks to rezone 5.089 net acres on South Broadway from Wholesale and Warehouse Business to Neighborhood Business to construct a six-story, 75-foot mixed-use building with 262 residential dwelling units at approximately 50 units per net acre. The project would include 900 square feet of office space on the first floor and an internal parking structure. The Zoning Committee recommended postponement, citing concerns that the proposal does not fully address comprehensive plan policies on street network design and pedestrian-oriented development.

The Two Keys development at 503 S. Upper Street, which appears on the land subdivision portion of the agenda, continues a contentious process. The project seeks to add a patio and reconfigure the parking lot circulation, an amendment that has been postponed since May 2026. The Subdivision Committee recommended another postponement due to concerns about dumpster access and compliance with Board of Adjustment conditions imposed in an earlier case.

All three items carry tight timelines: commission action is due by August 27 unless applicants agree to extend consideration.
