Planning Commission to hear Mt. Laurel zoning request Thursday
LEXINGTON, Ky. — The Urban County Planning Commission is scheduled to hold a public hearing Thursday on several zoning proposals, including a request by Mt. Laurel Lands Company to rezone property on Old Paris Road for specialty trade development.
The Mt. Laurel proposal would convert 1.12 net acres at 2137 Old Paris Road from single-family residential (R-1B) to Wholesale and Warehouse Business (B-4) zoning. According to the meeting agenda, the company proposes establishing 21 individual specialty trade units with 36 parking spaces and an outdoor storage area.
However, the application faces a procedural hurdle. The Zoning Committee and Planning Staff both recommended postponement, citing that the applicant has not met minimum notice requirements to proceed. Once those technical requirements are satisfied, Planning Staff will complete its evaluation of the zone change request, the agenda states.
The related property development plan lists 31 requirements not yet met, including landscaping standards, sidewalk connectivity, bicycle parking facilities, erosion control procedures, and dumpster enclosure specifications. Planning staff identified deficiencies in site statistics, cross-sections, owner information, and compliance with fire and stormwater management codes.
The hearing, scheduled for 1:30 p.m. Eastern time (12:30 p.m. Central time), will be held in the Council Chamber at LFUCG Government Center, 200 East Main Street. Members of the public may submit comments to the Division of Planning at planningmailbox@lexingtonky.gov by 10 a.m. EST Thursday, according to the commission's legal notice.
The Planning Commission agenda also includes several other zoning petitions for property on South Broadway, Tates Creek Road, Saron Drive and Southland Drive, along with text amendment proposals affecting the Economic Development zone and horse race track regulations.
