LEXINGTON, Ky. — The LFUCG Technical Review Committee will meet Wednesday at 8:30 a.m. at the Phoenix Building to evaluate 14 major development and subdivision plans across the city, setting the stage for projects ranging from commercial centers to residential subdivisions.

The committee will review three final subdivision plans and five development proposals, along with five zoning development plans during the meeting. Several postponed projects from earlier in the year will also be reconsidered, according to the agenda.

Notably, projects under review include the Turner Commons business center in District 11, the Coventry development at Belmont Farm in District 2, and the Montmullin Street subdivision in District 3. Additionally, the committee will examine the Lochmere subdivision at Andover Club Course in District 7 and a project at Sir Barton Way offices in District 6.

Developers must meet regulatory standards as LFUCG Planning Services implements the adopted comprehensive plan and coordinates development activities. All subdivision plans must conform to the Land Subdivision Regulations, while development plans must meet zoning ordinance requirements.

The timing comes as Lexington experiences significant housing and development demand. The city's Affordable Housing Fund has leveraged nearly half a billion dollars in private investment since 2014 and will surpass 4,000 units built or preserved this year. Recent announcements include VERVE Lexington, a student housing project near the University of Kentucky expected to break ground in summer 2026.

All projects on the agenda carry a July 5, 2026 deadline for commission approval or disapproval unless waivers are granted. The committee is scheduled to meet again on May 27, 2026.
