LEXINGTON, Ky. — The Planning Commission's Zoning Committee will meet Wednesday, Sept. 3, to consider three new zoning map amendments and updates to downtown and industrial regulations.

The agenda includes a proposal by UP Campus Student Living, LLC to rezone approximately 1.4 acres near East High Street and Stone Avenue from residential and professional office zones to Downtown Frame Business. The proposal is part of the broader student housing development trend in downtown Lexington, where 5,000 new student housing beds have been approved near campus over the next year to address University of Kentucky enrollment growth.

A second proposal from Turner Property 4, LLC seeks to rezone 2.7 acres at West Main Street from neighborhood and warehouse business zones to an Industrial Redevelopment Planned Unit Development. The Turner Commons project would also reduce setback and buffer requirements along West Main Street for a proposed drive access.

The third new petition comes from Regency Holdings Three, LLC, which proposes rezoning 1.4 acres at Pasadena Drive and Nicholasville Road from single-family residential to neighborhood business. The applicant is also seeking variances to increase front yard setbacks and reduce vehicular use buffers, plus a conditional use permit to operate drive-thru facilities.

The committee will also consider two ordinance text amendments: one to modernize industrial zones covering wholesale and warehouse, light industrial, and heavy industrial categories, and another to update downtown zoning rules and implement the adopted Downtown Area Master Plan.

Five zoning map amendments scheduled earlier remain postponed, including proposals for the South Broadway Project, Edward McGhee's property on Tates Creek Road, and the Andover Commons development on Todds Road.

The meeting is scheduled for 1:30 p.m. ET at the Phoenix Building, 3rd Floor Conference Room. The next Zoning Committee meeting is set for Thursday, Oct. 1, at 1:30 p.m.
