LEXINGTON, Ky. — The city's Planning Commission Subdivision Committee met on Aug. 6 to review three major development proposals that are scheduled for full Planning Commission consideration in coming weeks.

The White Farm project at 3515 Richmond Road in Council District 7 would add 114 townhomes and 480 multi-family residential units to the site, along with associated public infrastructure. The Land Subdivision Technical Committee recommended the project for approval, subject to numerous conditions including compliance requirements for lighting, driveway design, open space and other elements. The developer must address 15 requirements not met during technical review before the project can proceed to the Planning Commission, which is tentatively scheduled to consider it Aug. 13.

Downtown, a project called The Lexingtonian at 512, 518 and 522 E. Main Street in Council District 3 is a zoning development plan for a 5-story multi-family residential building and existing office building. The project requires a zone change from Professional Office to Downtown Frame Business. The technical committee recommended approval contingent on the city council approving the requested zone change and the developer correcting 10 noted deficiencies. The Planning Commission is tentatively scheduled to consider it Aug. 27.

The third project, Encore Partners LLC at 5085 and 5191 Athens Boonesboro Road in Council District 3, proposes a 560-unit group residential development with a requested zone change from Agricultural Rural to Medium Density Residential. The technical committee recommended approval subject to conditions, with the Planning Commission tentatively scheduled to consider it Aug. 27.

All three proposals remain subject to approval by both the Planning Commission and, where applicable, the city council. Final decisions have not been made on any of the projects.
